Aberdeen is a planned use development and golf course community started in the mid-1990s. This means you will find a mix of property types and home designs including:

  • Apartments
  • Condos
  • Patio homes
  • Several hundred larger single family homes
  • Gated section of super luxury homes

Aberdeen is located on the south-central edge of Valparaiso, Indiana. The community has over 500 residences making it the second largest residential community in Valparaiso. Aberdeen is located within the Valparaiso Community School Corp. boundaries.

Homebuyers will find a wide variety of homes for sale in this neighborhood. Most of the homes for sale in Aberdeen Valparaiso Indiana are single family homes. Arbor Lakes is a neighborhood located on the west-southwest of Valparaiso in Union Township. The neighborhood exclusively features single family homes. Many of the homes are ranches, but there are some two-story homes. Students living here attend the Union Township School Corporation.

Arbor Lakes was developed in the 2010s. Due to this homes have modern interior features. The typical home for sale in Arbor Lakes has four bedrooms, three bathrooms, and 3,500 finished square feet. Most homes have a basement, and all of the homes have an attached garage with most being a 3-car. Lot sizes are generous with an average size of 0.38 acres.

3. Beauty Creek

If you are moving to Valparaiso you should take a look at homes for sale in Beauty Creek Valparaiso IN. Beauty Creek is a newer subdivision on the west side of Valparaiso. The homes here are large and on-point featuring modern design features and aesthetics.

Beauty Creek students attend Memorial Elementary School, Benjamin Franklin Middle School, and Valparaiso High School. High speed internet is available throughout the neighborhood.

Located just 2.5 miles from the city center, these homes were built in 2005 or later. Beauty Creek Valparaiso homes for sale typically have four bedrooms, three bathrooms, an attached two or three-car garage, and a basement. 4. Emerald Ridge Valparaiso, Indiana

Emerald Ridge is a subdivision on the southwest side of Valparaiso. The home exclusively features single family homes. There are about 200 homes here. A benefit of the subdivision is it is close to the elementary school students living here attend.

Emerald Ridge was built in the late 2000s and early 2010s. Due to this the subdivision has homes with modern interior features like a main bedroom bathroom, walk-in closets, and more open concepts. Nearly all homes have a basement. All homes do have an attached 2-car or 3-car garage. Most of these homes have four bedrooms, three bathrooms, and over 2,500 finished square feet above ground. During 2022, the average sale price for a home in Emerald Ridge was $386,250.

5. Essex Park, Valparaiso, Indiana

Essex Park in Valparaiso, IN is a development of single family homes located on the southwest side of Valparaiso. The average house in Essex Park sells for just over $323,271 which is under the average for Valparaiso as a whole.

Essex Park could be a fantastic option for you. Essex Park houses typically have four bedrooms, over two bathrooms, and average 2,400 finished square feet. Essex Park is located less than two miles from the center of Valparaiso.

Students living in Essex Park will have the same educational experience as those living in Heritage Valley. Essex Park students attend the same schools. Essex Park did not have any added amenities, though which is what pushed it to second on our list.

6. Hawthorne Valparaiso, Indiana

Hawthorne is a community of single family homes located on the northside of Valparaiso. The first phase occurred throughout the 2010s. The second phase was rapidly built out in the 2020s and is nearly complete. During 2022 homes for sale in Hawthorne Valparaiso IN had an average sale price of $498,444. Hawthorne North Valparaiso homes for sale, which are newer, had an average sale price of $603,086.

Here, people moving to Valparaiso will find Hawthorne Valparaiso homes for sale that are large and loaded with features, lots of bedrooms, bathrooms, and modern interior finishes. All homes have a basement and an attached garage. Some homebuyers might find the lots to be too small, though. The average lot size 0.24 acres.

7. Heritage Valley Valparaiso, Indiana

Heritage Valley homes for sale sell for an average price of $483,333. Heritage Valley houses are large averaging four bedrooms, three bathrooms, and over 2,800 finished square feet.

High speed internet is available throughout the entirety of the neighborhood. HOA fees are held down to below $500 per year. Amenities in the neighborhood include playgrounds and courts as well as a walking trail.

If you are looking for condos and townhomes in Valparaiso do not forget about the Heritage Valley condos. There is a small complex of condos in Heritage Valley.

The location of this subdivision puts it just 1.5 miles from the center of Valparaiso. The subdivision is also in the robust Valparaiso Community Schools Corporation with students attending Flint Lake Elementary, Thomas Jefferson Middle, and Valparaiso High Schools. HOA fees are less than $500 per year.

8. Grande Prairie

Grande Prairie is a subdivision located south of Valparaiso in rural Morgan Township. Due to this students living here attend Morgan Township Schools within the East Porter County School Corp.

Here, homebuyers moving to Valparaiso will find very large homes built during the late 2000s through the early 2020s. These homes are loaded with features. Expect to find four and five bedroom homes, 3,000+ square feet above ground, and modern interior design features like a main bedroom bathroom. Additionally, most homes are on a lot between 0.75 and 1.25 acres. All homes have a two or three-car garage and a basement. Grande Prairie homes had an average sale price of $693,500 during 2022.

9. Manchester Meadows Valparaiso, Indiana

Manchester Meadows is a smaller subdivision with an outstanding location. Home prices here are higher averaging $696,225.

Manchester Meadows is a luxury subdivision with homes built in the 1990s through the early 2010s. Most of these homes have four bedrooms, four bathrooms, and over 4,000 finished square feet. All homes have an attached garage and most have a basement.

There is more to this subdivision than just the classically architectured luxury homes. Students attend Valparaiso Community Schools, with elementary students attending the well-rated Memorial Elementary School. Additionally, high speed internet is available throughout the entirety of the subdivision.

The biggest factor causing Manchester Meadows to rise above other Valparaiso neighborhoods is its location. Manchester Meadows is just 1.5 miles from the center of Valparaiso.

10. Mistwood Valparaiso, Indiana

Mistwood is similar to Beauty Creek in many ways. The homes are a little smaller, but so is the average purchase price. Like Beauty Creek, there are no amenities in the subdivision. However, the newness of the community and the average home sale price of just $407,563 makes this a more affordable subdivision for many homebuyers.

Students living in Mistwood will have the same experience and attend the same schools as in Beauty Creek or Manchester Meadows in the Valparaiso Community Schools district.

Mistwood is exclusively single family homes. These homes were built during the 2010s and early 2020s. Most homes have four bedrooms, two and one-half to three bathrooms, a basement, and an attached two or three-car garage. The homes typically have about 2,300 to 2,600 finished square feet.

11. Pepper Creek Valparaiso, Indiana

Rounding out our list is Pepper Creek located on the west side of Valparaiso. This small subdivision includes incredibly large, luxury homes. The average home sale price is $730,000.

Homes in Pepper Creek typically have more than 5,000 finished square feet making them some of the largest in Valparaiso. Homebuyers looking at homes in Pepper Creek should expect to find high quality finishes, luxury, and added features like a pool, elaborate landscaping, and outdoor entertaining spaces.

12. Prairie Ridge

Prairie Ridge is a neighborhood on the southeast side of Valparaiso. This neighborhood was built in the 2010s. The neighborhood exclusively features single family homes.

Houses in Prairie Ridge are typically a medium to large size two-story home. Expect to find elevated finishes in these homes and modern interior features like a flex room, main bedroom bathroom, open concept main floors, and generous sized bedrooms. All of the homes have an attached two or three-car garage. In 2022, homes sold in Prairie Ridge had an average sale price of $489,700.

13. Sagamore

Sagamore on the west end of Valparaiso is a very popular subdivision. Here, homebuyers moving to Valparaiso can find houses for sale in Valpo.

Sagamore was built throughout the 2010s and early 2020s. All of the Sagamore Valparaiso homes for sale have modern features like a main bedroom bathroom, more open floor plans, and walk-in closets in the main bedroom. Every home has an attached garage and a basement.

Homes for sale in Sagamore Valparaiso have a wide range of prices. The first and front phase contains homes that sell in the upper $300s to the mid-$400s. The second section in the middle has more homes in the $500s to the $700s. Then, in the back are the most recently built homes which are at the super luxury level over $800,000 with some has high as $1.2MM.

14. Shorewood Forest Valparaiso, Indiana

I could not write a post about the most popular neighborhoods in Valparaiso without including Shorewood Forest. Shorewood Forest has its own private 225 acre all sports lake named Lake Louise. In addition to enjoying the lake life, residents of this 700+ single family home community have a clubhouse, a community pool, a splash pad, playgrounds, walking trail, basketball and tennis courts, and a beach. No other community in Northwest Indiana offers the in-neighborhood amenities found in Shorewood Forest.

Shorewood was built as a luxury neighborhood. Therefore, homes for sale in Shorewood Forest Valparaiso Indiana are relatively large to very large homes in this neighborhood. The oldest homes were built in the late 1970s but some with the most recent as late as the 2010s. Most homes were built in the 1980s to 1990s. Due to this, homes for sale in Shorewood Forest Valparaiso Indiana you will see a wide mix in how updates in these homes.

15. Windsor Park

Windsor Park is Beauty Creek but about five or ten years older. Windsor Park was built as an answer to housing needs for upper middle-class homebuyers in the early 2000s. The homes are from this odd period where builders were still following the trends of the 1990s but adding some of what was coming of age in the 2000s.

Windsor Park is an excellent neighborhood. If you are considering Beauty Creek Windsor Park needs to be on your list. The homes in Windsor Park are larger with modern interior design features. During 2022 the average sale price for these homes was $430,725.
