The standout feature about Lakes of the Seasons is the amenities. This neighborhood features two private lakes with access restricted only to Lakes of the Four Seasons residents. Additional amenities include a pool, club house, two restaurants, beaches, and an 18-hole golf course. Additionally, there are ball fields, playgrounds, dog parks, and a private security force. Golf carts are allowed throughout the community, too.

Lakes of the Four Seasons is a planned unit community with a variety of home types. Here homebuyers can find a variety of designs of houses built from the 1960s through the early 2020s, but most homes were built between the 1970s and 1990s. Sizes vary widely, and there is a premium for lakefront homes.

Other homes include condominiums like the Sandy Beach Condos, Four Seasons Lakeside, or Holiday Lake Condos. These include added amenities like access to private beaches, a private marina, and lawn care & snow removal.

First, to clear the air, Falling Waters is in Porter County, but the homes have a Crown Point address. Regardless, I put Falling Waters with the gated communities in Valparaiso.

Falling Waters is a gated community about eight miles west of Valparaiso and eight miles east of Crown Point. Here, homebuyers will find single family homes built between the early 2010s up through the mid-2020s. Home styles vary from ranches to larger two-stories. Most of the homes are on a lot size ranging from 0.15 to 0.75 acres. There is a notable variety of homes here, but it is a well-cared for neighborhood.

Whitethorne Woods

Whitethorne Woods is a gated community in Valparaiso with homes for sale.

Whitethorne Woods is the best of the gated communities in Valparaiso. Biased because I love Whitethorne Woods; it is my favorite neighborhood in all of Northwest Indiana. Mature trees, parkway inspired roads, attractive late 1990s architecture design, and a great location just north of the Suman Valley and Valparaiso Moraine preserve with easy access to the commuter rail line to Chicago. Each of the homes were a custom build with luxury homebuilders of Northwest Indiana, so you will not find cookie cutter homes here.

Whitethorne Woods is a gated community in Valparaiso in the mid-1990s through the early 2000s. The neighborhood includes about 80 single family homes. Many of the homes here include over 4,000 finished square feet. All of the homes are on at least a one acre lot, but many are on a lot between one and one-third acres to two acres.

St. Andre

St. Andre is my second favorite subdivision in the Northwest Indiana region. This Valparaiso gated community is located in a rural setting just east of Valparaiso.

St. Andre features about 60 single family homes. The reason I liked it so much is that this neighborhood, having been developed in the 1990s and early 2000s, now has mature trees throughout it. Additionally, the homes are spaced out with most on a one or two acre lot. The homes are not uniform, cookie cutter homes, either. The location is amazing, too. Just enough off the beaten path for a rural feeling while being just minutes from Valparaiso or Chesterton.

St. Andre Facts

  • Schools: Duneland School Corporation—Jackson Elementary School, Liberty Intermediate/Middle School, Chesterton, High School
  • Home Values: Recent sales were in a range of $1,050,000 to $1,500,000. I do believe that is a slight outlier with most of the homes more likely to garner a sale price between $700,000 and $1,000,000.

Aberdeen (well, part of it)

Aberdeen is a neighborhood on the southwest edge of Valparaiso with several hundred homes. This neighborhood includes a portion which is a gated community in Valparaiso. Aberdeen is another great choice if you are looking for the golf course gated communities Indiana has to offer.

What I like about Aberdeen is a quiet location close to Valparaiso but far enough out to have some tranquility. The other impressive feature is development of this community was done in the vein of creating a small village. There are a couple of restaurants, a quality convenience store, and neighborhood amenities which can keep you close to home when you want to be.

Homes in the gated section are unique when compared to one another. These homes range in size from smaller with just 2,000 square feet but exceptional finishes to large mansion style homes. I will note some, but not all, of the homes in this gates section are on rather small lots with limited backyards.

Aberdeen Facts

  • Schools: Valparaiso Community Schools—Heavilin Elementary School, Ben Franklin Middle School, Valparaiso High School
  • Home Values: Recent home sales were in a range of $600,000 to $1,000,000. However, I do know this area well. Many of the homes would sell in the range of $700,000 to $1.2MM.
  • HOA Fees: $3,000 Annually
  • Amenities: Pool, tennis courts, 18-hole golf course

Gated Communities in Chesterton, Indiana

Sand Creek

The only gated community in Chesterton is the gated community Sand Creek.

Sand Creek is a sprawling gated community in Chesterton, Indiana anchored in a country club like setting. This luxury neighborhood was developed in the late 1990s and through the 2010s. Sand Creek should be the top choice on your list if you are buying a luxury home in Northwest Indiana and need convenient access to Chicago. Sand Creek is close to the interstates or the South Shore Commuter Rail station in Chesterton. Additionally, it is one of the few golf course gated communities Indiana has to offer.

The country club-esque atmosphere is the draw. This is because the Sand Creek County Club is at the center of the community. Amenities include a golf course, pool fitness center, tennis courts, and numerous social events at the restaurant and banquet center there.

Now, onto the homes. There are some monster sized homes here and other which are more obtainable, but all are very nice. Homebuyers will find a wide variety of homes from the ample sized two-story home to the legit mansion.

Sand Creek Facts

  • Schools: Duneland School Corporation—Brummitt Elementary School, Westchester Intermediate/Middle School, Chesterton High School
  • Home Values: Recent sales are on a spectrum ranging from the middle $400s to $2MM.
  • HOA Fees: $2,100 annually
  • Amenities: Golf course, pool fitness center, tennis courts, and numerous social events at the restaurant and banquet center with country club membership.

Gated Communities in LaPorte, Indiana

Avanterra

Avanterra is a gated community in LaPorte, Indiana. This neighborhood is for the naturalists.

Limited to just 23 homesites across 100 acres expect a big yard, peace, tranquility, and preservation of the natural world all around you. Amenities include a pool, nature trails, conservation areas. This neighborhood is located just 80 minutes east-southeast of Chicago.

Sales information on homes here is low due to this neighborhood still being significantly under development. However, this is a luxury development with aesthetically pleasing homes. 14 homesites remain available as of this writing. Builders in the development includes Cornerstone Builders & Associates, Studio 1 Architects, and Teska & Associates.
