Top 11 Home Seller Concerns When Hiring A Realtor® To Sell Your Home

I am a Northwest Indiana Realtor®, and I own Quadwalls.com, the premier Northwest Indiana real estate website dedicated to helping homebuyers and sellers save money and make better decisions.

I know clients’ number one fear when hiring a real estate agent is making the wrong choice. This is a reasonable fear, and it is fair to feel this way. Selling a home is a major life event. Moreover, you are entrusting a professional, often a stranger, to help sell one of your most valuable assets.

To help you make a better decision I simply want to share with you answers to the most common questions I receive when I am being interviewed to sell someone’s home. I look forward to getting your home sold for you.

1. How Long Have You Been a Realtor®?

I have been a real estate agent since August of 2017. I have been a full-time real estate agent since then and have been involved in over 180 real estate transactions.  I have helped Northwest Indiana home sellers sell a home under many circumstances.  This includes helping people sell and buy at the same time, selling due to a relocation, a divorce, a death, or moving to a long term care facility.

2. How Long Is Your Listing Contract?

I do not have a required minimum timespan with my listing contract. Most clients choose to let me list the home for six months, though.

3. How Can I Terminate the Listing Contract?

Breaking up with me is as easy as breaking a Kit-Kat candy bar. Home sellers can terminate the listing contract by just simply telling me they no longer want me to sell their home. I will then provide you with a mutual release from the listing contract.

Once the mutual release is signed all online marketing of your home will stop, I will remove the yard sign, and cease all other marketing activities. Home sellers who terminate their contract before expiration do not owe me anything for my services.

4. What Is the Real Estate Commission Fee You Charge?

My fee structure is different from most other Realtor®s. My commission fee is based on the original listing price of your home. The higher the price the lower the fee. See the image below to see the rate I charge.

Yes, an enticing and motivating buyer’s agent commission fee is already included in this rate.

No, the rate does not change if you reduce the price of your home once it is listed. The rate is based on the original list price of your home.

5. How Can You Charge Such a Low Real Estate Commission Fee?

Great question! From my first day as a Realtor® I focused on how I could offer home sellers the lowest fees in Northwest Indiana.

I work diligently to run an efficient business with low overhead costs. I aggressively pressure vendors for low prices and negotiated for a high split with the brokerage company I work under. I focus on attracting the right
clients and the right business. I just run a tighter, more focused business than other real estate agents.

6. What Services Will You Provide When Selling My Home?

7. Can You Help Me Find and Buy a Home, too?

Yes, I can help you find and buy a home, too. About 60% of my business is representing homebuyers. Additionally, I can market your home for sale only on the basis you are able to find somewhere to live or a home to buy. I can prevent you from having to make a double move, too.

8. Consumers’ Top Complaint after Hiring Professional Service Providers Is Poor Communication. How Do You Rank Yourself with Communication?

Communication is not a problem due to my multiple touch point communication method. First, every home seller I work for receives a weekly marketing report. The report contains the previous week’s marketing activities, results, viewing data, showing feedback, and comparison data on other similar homes for sale.

Secondly, I like to check in with my clients. This occurs both while your home is listed and after you have accepted an offer. It is important to me that you know where you are in the process and what to expect next. I will keep you informed with regular phone calls and emails.

Lastly, my clients are encouraged to call, text, or email me any time. If you call me, I will probably answer the phone. And, when I don’t you will probably get a call back from me later in the same day. Clients deserve a prompt response to their questions and concerns.

9. What Have Your Past Clients Said about You?

10. What Will You Do to Bring Buyers into My Home and Get them Making Offers?

First, I need to meet you and your home. I need to get to know your home, understand your wants and needs from the sale, and give you any advice on how to have the home market ready.

Next, I capture the best images and video to make your home as aesthetically pleasing as possible. Aesthetic sentiment sells homes. And I know how to increase your aesthetic sentiment. In addition, it is important to gather complete and accurate information for all the check boxes buyers are checking in their online home searches. Lastly, marketing remarks. I take these very seriously and work carefully to craft a message which speaks to the most likely buyer audience members to buy your home. All of this is submitted to the MLS which inturn feeds all of the websites.

Using a combination of attractive imagery to give you skyhigh aesthetic sentiment, solution-storytelling marketing remarks, and a little bit of exclusiveness I highlight your home to attract buyers’ attention. These things will bring buyers into your home. At this point combined with a high quality showing experience combined will get buyers making offers on your homee.
