Northwest Indiana Real Estate Market Trends for May 2026

Here, you can learn about the current state of the Northwest Indiana real estate market including local housing market trends and general information about NWI homes for sale.

Overview of Northwest Indiana Real Estate Housing Market Trends Now

  • Sales Volume – Trending up, April had 2% more home sales than a year ago.
  • Inventory – Trending down with 3% fewer homes for sale.
  • Home Prices – Mixed with the average down 1% but the median single family home price up 8%
  • Homebuyer Activity – Trending down with 9% fewer showings on existing homes.
  • Who does the market favor? – Equal with the market neither favoring buyers or seller

April 2026 Northwest Indiana Home Sales Data

April delivered only a slight uptick in home sales with 2% more closings compared to a year ago. The real story is the explosive upward price momentum on single family homes. Let’s look closer at the 933 home sales closed in April 2026.

Northwest Indiana Houses Sold in April 2026

814 houses for sale in Northwest Indiana closed during April.This is up just 1% compared to April of 2025. The real story is the fact the average closing price was $325,823 up a whopping 11% compared to a year ago. The median sale price ended up 9% compared to a year ago at $290,000. On a per square foot perspective the numbers are more impressive. The average climbed 15% to $195, and the median close price per finished square foot was up 26% to $193.

Northwest Indiana houses for sale are continuing to take longer to sell, though. The average cumulative days on market was 54 days up 32% compared to a year ago. The median increase to 17% to 21 days.
The pricing tug-of-war between buyers and sellers remained unchanged. Excluding new construction the average and median most recent to list price to close price and the average and median original list price to close price ratios were essentially unchanged from a year ago.

Northwest Indiana Condos Sold in April 2026

30 condos for sale in Northwest Indiana were sold and reported to the Northwest Indiana MLS, or NIRA MLS. This is down from 40 in April 2025. The average list price fell 7% to $226,810, but the median sale price increased 1% to $210,000. The average and median sale price per finished square foot were $162 (-3%) and $150 (-4%), respectively.

Northwest Indiana Townhomes and Half-Duplexes Sold in April 2026

Half-duplexes and townhomes for sale in Northwest Indiana had a good month. First, 89 of these homes were reported sold in the NIRA MLS. This is up 31% compared to a year ago. The average closed sale price increase 1% to $293,227, and the median sale price increase 1% to $283,000.

Northwest Indiana Luxury Home Sales in April 2026

Luxury homes for sale in Northwest Indiana had a fantastic month. First, 99 luxury home sales were reported during the month up 34% compared to a year ago. The average sale price increased 5% to $722,921. The median sale price was up 6% to $629,900. The average sale price per finished square foot climbed 31% to $286–wow!

Current Trends in Northwest Indiana Homebuyer Activity

Homebuyer activity in April was slightly softer than a year ago, and we will have to wait to see how closing look in May and June. The total number of showings fell 1% with 13,666 showings scheduled during the month. More importantly, the average number of showings per listing fell 2% to 7.0. More interestingly, excluding new construction homes the average number of showings per listing fell 9% to 8.4 showings each.

Inventory Levels

The inventory of homes for sale in Northwest Indiana is trending down. Currently, there are 2,039 Northwest Indiana homes listed for sale. This is down 3% compared to a year ago. More notable is the number of listed houses for sale in the Region is down 8% to just 1,712. Currently, there are 1.3 listings per under contract transaction. Lastly, I estimate there are 65 days of inventory which is down 11% compared to a year ago.

Active Inventory of Houses for Sale in Northwest Indiana

In total there are 1,712 houses for sale in Northwest Indiana. Let’s break these down between existing homes for sale and new construction homes.

Existing Houses for Sale in Northwest Indiana

There are 1,423 single family homes or houses listed for sale in Northwest Indiana. This is down 3% compared to a year ago. The average list price fell 1% to $411,563. The median list price fell 8% to $299,700. However, on the other end the average listing price per square increased 26% to $222. The median list price per finished square foot increased 28% to $199.

New Construction Houses for Sale in Northwest Indiana

The trend of few new construction homes for sale in Northwest Indiana continues. There are 289 new construction homes listed currently. This is down 26% compared to a year ago. The average list price increased $536,156 to 5%. The median list fell 1% to $449,990. The average list price per finished square foot increased 8% to $235.

Luxury Homes for Sale in Northwest Indiana

There has been a drop in the number of luxury homes for sale in Northwest Indiana. This is most likely related to the reduction in new construction homes advertised for sale. Regardless, there are 422 Northwest Indiana luxury homes for sale. One thing that isn’t down is the price. The average list price increased 7% to $920,029, and the median list price is up 6% to $700,000.

Northwest Indiana Real Estate Market Trends Wrap Up

Here, I will provide some commentary about what all this data means to me as a Northwest Indiana real estate agent.

The resilience of the Northwest Indiana real estate market remains impressive. Home prices continue to increase despite rising costs for everyday goods & services and high mortgage interest rates. Inventory is decreasing, and that downtrend is further pushed by a huge downshift in the number of new construction homes. Homebuyer activity slipped the tiniest bit during the month.

Advice for Sellers

Sell! Sellers are getting a great price for their homes. As inventory falls this will help support home prices. Buyers are snapping up the home for sale faster than they can be replaced. Try to get out there and buy. Though prices are strong, buyers with the right strategy can get a discount on the home they want to buy. It starts by hiring the right agent like me!
