Northwest Indiana Real Estate Market Trends for July 2026

June 2026 Northwest Indiana Home Sales Data

The trend of steady, predictable home sales with slightly increase prices is holding in place. 1,072 home sales were reported in the Northwest Indiana REALTORS® Association during June 2026. This is a 5% increase compared to a year ago. Let’s take a closer at each category to better understand activity during the last month.

Northwest Indiana Houses Sold in June 2026

When it comes to houses for sale in Northwest Indiana, June 2026 looked a lot like June 2025. 921 houses were closed in the NIRA MLS, a 2% increase compared to a year ago. The average sale price was $356,539. This was a 7% increase compared to a year ago. The median sale price increased 9% to $310,000.

Northwest Indiana houses for sale are taking a little longer to sell. The average days on market is up to 44 days, 3 days longer than June 2025. The median number of days to accepted offer increased from 12 days to 14 days.

Home sellers are continuing to get their pricing close to right at the start. Houses sold in Northwest Indiana are closing on the average at 98.2% of their current lust price and 96.6% of the original list price. When looking for the median we see homes are selling at 99.4% of the current list price and 98.2% of the original list price. All of this is essentially unchanged from one year ago. This indicates steady demand is in place.

Northwest Indiana Condos Sold in June 2026

35 condos for sale in Northwest Indiana were sold during the month, 3 more than a year ago. The average sale price was $244,941 down 7% from a year ago. The median sale price was down 12% to $209,900. Don’t take one month as a signal of a significantly falling prices–with just 35 sales you are looking at a limited data set that can be easily skewed.

Northwest Indiana Townhomes and Half-Duplexes Sold in June 2026

Half-duplexes and townhomes for sale in Northwest Indiana faired better with 116 sales during the month. This was a huge increase compared to a year ago. The average sale price increased 6% from a year ago to $304,657. The median sale price was up 9% to $295,000.

Northwest Indiana Luxury Home Sales in June 2026

Luxury homes for sale in Northwest Indiana had a fantastic month. First, 99 luxury home sales were reported during the month up 34% compared to a year ago. The average sale price increased 5% to $722,921. The median sale price was up 6% to $629,900. The average sale price per finished square foot climbed 31% to $286—wow!

Luxury homes also had a strong month with a 37% increase in units sold. 172 luxury homes for sale in Northwest Indiana—homes with a sale price above $500,000–were sold during the month. The average sale price fell 5% to $710,169 while the median sale price increased 1% compared to a year ago to $644,700.

Current Trends in Northwest Indiana Homebuyer Activity

Homebuyer activity is slightly slower than a year ago. First, showing activity fell. 13,064 showings were scheduled during the month of June, down 1% compared to a year ago. More notable is the number of showings per listed existing home for sale. This number fell from 8.0 a year ago to 7.3 last month–a 9% reduction.

Secondly, for every under contract property there are 1.6 available listings. A year ago this was 1.4 listings. Referencing back, we saw that homes were taking longer to sell, too with slight increases in the days on market.

Mortgage interest rates were stubborn during the month which likely weighed on homebuyer activity. According to the Federal Reserve Economic Database the average 30-year mortgage at the beginning of June was 6.48% and 6.49% at the final reading in June.

Current NWI Homes for Sale

Inventory Levels

The inventory of homes for sale in Northwest Indiana is trending down. Currently, there are 2,039 Northwest Indiana homes listed for sale. This is down 3% compared to a year ago. More notable is the number of listed houses for sale in the Region is down 8% to just 1,712. Currently, there are 1.3 listings per under contract transaction. Lastly, I estimate there are 65 days of inventory which is down 11% compared to a year ago.

Inventory is a mixed story, but there is a headline in the data. Currently, we have 2,277 homes for sale in Northwest Indiana–you can take a look at them all right here on Quadwalls.com. This is up 4% compared to a year ago.

Active Inventory of Houses for Sale in Northwest Indiana

In total there are 1,910 houses for sale in Northwest Indiana. Let’s break these down between existing homes for sale and new construction homes.

Existing Houses for Sale in Northwest Indiana

There are 1,616 single family homes or houses listed for sale in Northwest Indiana. This is a 5% increase compared to a year ago. The average list price is down 2% to $427,011, and the median list price is flat compared to a year ago at $324,900.

New Construction Houses for Sale in Northwest Indiana

Now, here comes the headline: advertised new construction homes for sale have plummeted with 17% fewer homes than a year ago. The drop off in new construction homes is a pattern we have seen throughout the year. This story goes beyond just Northwest Indiana, too.

High prices and high interests are likely making homebuilders cautious. Right here in the NWI Region the average list price for a new construction home in Northwest Indiana is up 7% compared to a year ago to $552,278. the median list price is up 4% to $459,900.

Luxury Homes for Sale in Northwest Indiana

Homebuyers searching for luxury homes for sale in Northwest Indiana will also find a trend of increasing home prices. Currently, 26% of all listed homes for sale in Northwest Indiana are listed for more than $500,000. These 503 homes have an average list price of $905,735 up 9% compared to a year ago. The median list price is $719,955 up 5%.

Northwest Indiana Real Estate Market Trends Wrap Up

The Northwest Indiana real estate market continues its unwavering march. Inventory is remaining relatively stable. Home prices continue to trend upward. Buyer activity remains reliable, but is down ever so slightly compared to a year ago. I foresee these trends continuing in the second half of the year, too.

Sell! Sellers are getting a great price for their homes. As inventory falls this will help support home prices. Buyers are snapping up the home for sale faster than they can be replaced.
