How Two First-Time Homebuyers Bought a $399,000 Valparaiso Home With Just $11,749 Out of Pocket

Buying a home isn’t always about waiting until the timing is perfect. Sometimes, it’s about finding the right strategy to make the timing work.

Meet Our Homebuyers

Early on the morning on the 5th of July as the smell of burnt fireworks still hung in the humid, dewey air of Valparaiso I was contacted by a couple wanting to buy a home in Valparaiso. They were first-time homebuyers. She was a nurse working midnight shifts living off of Alaini NU Strawberry Sunrises and he had unique job where he’d work a lot for a couple months and then not at all sailing the Great Lakes abroad massive ore carriers and grain ships feeding our steel mills and taking out what our Midwest farmers feed to families.

The Homebuyers’ Problem

Like the sulfur smell of detonated fireworks hanging in the air, the question hanging in the air for them was “is it the right time for them to buy a home?” They recently signed a lease with some nasty early termination costs. They were getting married in less than three months. Conserving cash was on their minds. But so was buying a home.

The Stakes Were High

They didn’t like their living situation and wanted a change. After years of renting and on the threshold of their nuptials buying was what they wanted. Holding off buying would have kept them renting, kept them commuting, and kept them from being where they wanted to be.

The Quadwalls Real Estate Team Enters Stage Right

The buyers connected with Quadwalls Real Estate Team member Chuck Vander Stelt. Beyond offering high quality, buyer agent services to Valparaiso homebuyers our secret weapon is a low buyer agent commission fee. Chuck helped these buyers understand how buyer agent commission fees and hiring an agent with a lower fee gives buyers an opportunity to get more from a seller.

The buyers signed their buyer agency agreement at 1.74% and we were off seeing homes. We saw two homes, and after a second showing on the second home they were ready to write an offer. This home has all the right stuff for them.

The buyers, like most buyers, asked the seller to pay the buyer agent commission fee. But with a below local market rate of just 1.74% that left room for the buyers to ask for some sweeteners from the seller in order to preserve cash.

Winning for Our Clients

We got the seller to accept the buyers’ offer including a $9,000 closing cost credit, and the seller paid the buyer agent commission fee. This significantly reduced the buyers’. The buyers’ out of pocket expense to purchase their $399,000 home was only $11,749.00.

The quadwalls real estate team has saved homebuyers over $1,400,000 by offering less than listing price and obtained $395,000 in closing costs for our buyers.

This closing felt fantastic. She was exhausted from working the night before, so another Alani Nu was sipped at closing. He was thrilled. We ate candy as the closer passed the documents around the closing table. All was done, the buyers weren’t renters anymore, for under $12,000 they became homeowners in Valparaiso.

For these first-time homebuyers, buying now didn’t require draining their savings or waiting for some perfect moment in the future. The right home, a low buyer agent commission fee, and a carefully structured offer got them where they wanted to be.
