- Sales Volume – Valparaiso home sales trended down with a 7% reduction in the number of homes sold during the month.
- Inventory – There are 199 Valparaiso homes for sale right now in the NIRA Northwest Indiana MLS.
- Home Prices – Sale prices on houses are trending up with the average sale price increasing 2% and the median sale price increasing 7% vs. December 2024.
- Homebuyer Activity – Homebuyer activity was slightly slower in the month with 3% fewer showings than December 2024.
- Who does the market favor? – The current market slightly favors homebuyers.
December 2025 Valparaiso Home Sales Data
Overall, Valparaiso real estate continues to be an exceptional stand-out market in Northwest Indiana, but there are some signs of weakness. Let’s take a look at each category of homes.
Valparaiso Houses Sold in December 2025
78 houses for sale in Valparaiso were sold during the month, a slight reduction vs. a year ago. This is a 7% decrease compared to a year ago.
The price of Valparaiso houses for sale continues its incremental melt-up higher. During December 2025 the average sale price was $413,013, +2% compared to a year ago. The median sale price climbed 7% to $385,000. The average sale price per finished square foot was $178 (+9%), and the median was $168 (+4%).
The weakness of houses for sale in Valparaiso starting to show through is the days on market. The market is moving more slowly. The days on market for homes sold in December was 65 up 38% compared to a year ago. The median days on market rose 24% compared to a year ago to 42 days.
Valparaiso home sellers continue to be slightly optimistic on their list prices. Single family homes excluding new construction in December sold on the average at 96% of their original list price and 99% of their most recent list price. The median sale was at 95% of the original list price, and 98% of the most recent list price.
Valparaiso Condos Sold in December 2025
There were only three condos for sale in Valparaiso that closed in December 2025. Each was on the older side. The prices were $162,000, $199,000, and $189,990. These were in Windmill Cove, The Oaks at Lakepointe Gardens, and Aberdeen. Each was a two bedroom, two bathroom, at ranged in square feet from 840 to 1,320.
Valparaiso Townhomes & Half-Duplexes Sold in December 2025
Only two Valparaiso townhomes or half-duplexes were sold during December 2024. The first was the re-sale of a unit at Calkins Hill, the newer development at Morgan Blvd. and Chicago St. This was a two bedroom, four bathroom, home with over 2,800 finished square feet. IT sold for $780,000.
The other was new construction half-duplex in Olthof’s Westwind neighborhood on the west side of Valparaiso. It included two bedrooms, two bathrooms, and 1,633 finished square feet selling for $316,000.
Valparaiso Luxury Home Sales in December 2025
There were 11 luxury homes for sale in Valparaiso closed in December 2025. A luxury home is the top 10% of the market area–in Valparaiso that is $600,000 and above. These homes had an average sale price of $835,272 up 7% compared to a year ago. The median sale price rose 6% to $780,000. There were no real trends established or outliers in the set of luxury homes sold. Each except one was a large single family home.
Current Trends in Valparaiso Homebuyer Activity
There was a slight downtick in the number of showings. 809 showings were scheduled through our showing software. This was a 3% decrease compared to a year ago.

Houses for Sale in Valparaiso
Currently there are 164 houses for sale in Valparaiso. These homes have an average list price of $517,760 and a median list price of $444,900. Currently, these homes have an average days on market of 131 days, and a median days on market of 87. These are far above the days on market for homes sold during the month.
New Construction Houses for Sale in Valparaiso
34 of the houses for sale in Valparaiso are new construction homes. These homes have an average list price o f$674,834, and a median list price of $539,675. This is $243 and $224 per finished square foot, respectively, indicating a meaningful premium on new construction home.
The data is getting pulled upward by two listings over $2MM. Super luxury Valparaiso homes for sale can be found in Brigata Hills, Sagamore, and Arbor Lakes. The Brooks continues to deliver numerous homes in the $500s-$600s. Lennar has numerous homes listed for sale in Iron Gate, and the same with Olthof in Westwind. Century Communities has some homes listed in the $300s in Timberland, too.
Luxury Homes for Sale in Valparaiso
Luxury homes for sale in Valparaiso starting at $600,000 includes 42 homes, currently, One-third of those are new construction homes. Outside of the new constructions there are no real patterns to notice. The homes are spread pretty evenly on located and core features.

Valparaiso Real Estate Market Trends Wrap Up
December 2025 was essentially a re-run of December 2024. The number of units sold was up slightly, and single family and luxury homes continued their incremental melt-up slowing inching higher and higher. A trend to watch is the tightening supply of homes for sale. Though homes are on the market longer and there were fewer showings, January starting with just 5% more homes for sale than a year ago indicates the market might tighten up very soon.
