Purchase Agreement

You say you got an offer.  The offer is in the form of a purchase agreement and potentially additional forms, addenda, and other supporting pieces.  This is an exciting time, but there is also a lot to take in when reviewing an offer. Not to worry, your Quadwalls Connected Agent will walk you through everything, explain everything, and help you respond to the offer.  

 

The purchase agreement in Indiana is an eight-page document.  It reveals the price and terms at which the buyer will buy the home.  We review the purchase agreement and compare it to what we know you need and want.  We will parse down the purchase agreement so you can have a meaningful estimate of how much in proceeds you will receive.  Also, if you are selling and buying a home simultaneously there is more to consider. We want to evaluate whether the terms fit in well with the home you will purchase.  

 

It is common to receive a pre-approval letter with the offer you have received.  We will call the buyer’s lender on your behalf and ask questions. Laws and regulations prevent the lender from telling us much.  However, we know the right questions to ask which can be answered to give us some insight into the validity of the pre-approval letter and the buyer’s financial ability to buy the home. 

 

If you have never sold a home, you have not seen a purchase agreement since you bought the home.  Or if you have sold a home before, we will guess it has been a while. Not to worry. We are experienced professionals licensed to engage in real estate transactions.  We will help you understand every line and every term so you know what you are accepting.  

 

Whether you are accepting, rejecting, or making a counteroffer, you will respond to the offer.  Again, we are here to help with this step. We are here to advise you and help you at every step.  If we feel one way or another about the offer we will tell you. If we think there is a way to squeeze the buyer for a little more, we will tell you and give you advice on how to do it.  But, with every step, it is your deal, not ours. It is your home, your money, and your future. We will do whatever you decide to do.
