Due to the recent NAR settlement in the class action Sitzer-Burnett case, sellers no longer pre-set a buyer’s agent commission when listing their home. Instead, buyers may request the seller cover some or all of their agent’s fee as part of their offer.
Any requested amount becomes a negotiable term of the purchase contract. In short, paying a buyer’s agent is now voluntary. It is addressed if and when a buyer includes it in their offer. Therefore, you do not make any commitment at the time of listing your home for sale.

Homebuyers will receive their rebate immediately after closing on a home purchase. Closing occurs once all of the required documents are signed and the transaction has been funded. Typically, you will receive your rebate as you walk out of the closing.
